The proposal, lodged in December and validated on Monday, seeks a change of use to the former station at Lanes End, Totland Bay, supported by building alterations, roof‑mounted solar panels and new landscaping.
The building, known historically as the Needles Coastguard Rescue Station, formed part of the HM Coastguard network responsible for coastal safety, search‑and‑rescue readiness and shoreline surveillance — and is officially recorded as a Department for Transport property.
Coastguard stations of this type typically included a watch room, equipment store and specialist structures designed to support lifesaving and anti‑smuggling operations, a tradition dating back to the early 19th century.
Although the construction date of the Lanes End station is not formally listed, wider property records reference a Coastguard‑associated structure at the site built in 1988.
The proposed gallery will focus on quarterly-themed exhibitions, exploring nature and the changing ecosystems of the Isle of Wight and beyond, according to Brett Walpole, who submitted the application.
These shows aim to promote and sell work by Island artists, alongside national and international creators.
The concept reflects growing artistic engagement with the Island’s natural environment — particularly since UNESCO designated the Isle of Wight a Biosphere Reserve in 2019.
Public access to the gallery will be intentionally limited.
Openings will take place only at the launch of each new season, with visitors attending by invitation only.
The gallery would open Monday to Saturday, 9am to 5pm, with occasional early‑evening or weekend launch events, finishing no later than 8pm, the applicant said.
No loud music, alcohol consumption or smoking will be permitted on site, and pets will remain outside the building.
Exterior changes include replacing the roll‑up garage door with brickwork matching the existing façade, featuring a new central entrance and circular porthole window.
A second circular window will mirror this on the west side above the patio area.
Decorative planting, low timber fencing and a higher enclosed patio screen are planned, with solar panels providing on‑site energy.
